About LandQuery
LandQuery is built on more than 20 years of hands-on experience in land and property matters across England and Wales. We are registered with HM Land Registry as a Business Customer, giving us direct access to title registers, historic plans, and official records, so we can get to clear answers quickly.
As Land Registry services move increasingly online, many homeowners — especially those less confident with digital systems — find it hard to access or make sense of their own title and boundary information. We see this often, particularly with boundary queries, where people are unsure where to turn and reluctant to commit to solicitor's fees before they even know what they're dealing with.
That's where LandQuery fits in. We give ordinary homeowners a practical, affordable way to understand their property and boundaries clearly, without the upfront cost of a solicitor or chartered land surveyor.
We are not a solicitor's practice, and we are not chartered surveyors — our value is practical, experience-led guidance grounded in two decades of real, hands-on work. Where a matter genuinely needs formal legal or surveying advice, we'll say so clearly. For most enquiries, that level of expense simply isn't necessary to get a clear answer.
Historic Documents, Maps and Plans
Behind many registered titles sit older deeds held in the HM Land Registry archive: conveyances, indentures, leases and the plans drawn on them. Where HM Land Registry holds a copy, we obtain official copies through our Business Customer access and explain what they show.
- Old conveyance and transfer plans showing original boundaries
- Rights of way, drainage and other rights granted or reserved
- Covenants first imposed when the land was sold
- The history of who owned the land and how it was divided
A few examples from our own work are shown below. Names, addresses and title numbers have been removed.
